Energy Management Tasks

There are many tasks that make up an energy management program. Many are new to most facility owners/managers, while some are conventional. Some can be performed "in-house" by the owner, others need consultants, contractors and/or financiers. Kaladar is well versed in the planning and execution of all of these tasks. Kaladar provides the key services of helping an energy user decide how to assemble its energy management program and then supporting it in the management of the program. This service can range from purely strategic through to full project management, depending upon a client's needs.

Identification of the Opportunities

· 'Walk-through' of bills and building or process by an expert

· Analysis of potential

Define the Project or Sub-Projects

· Management commitment for speculative effort to define potential in more detail

· Find and negotiate for appropriate engineering for Feasibility Study

· Feasibility Study of options and computation of costs and savings

· Review of Study with operational staff and occupants

Detailed Design

· Find and negotiate engineering time to prepare plans and specs

· Develop plans and specs for retrofit - different from new design, often engineering intensive

· Develop Commissioning Plan

· Develop training material to be used for retrofits

· Develop changes to maintenance methods

Installation

· Identify suppliers and installers

· Decide what to tender

· Prepare tendering documents

· Call for tenders

· Review tenders or proposals not formally tendered

· Negotiate favourable terms of purchase - price, product, delivery, bonding warranty, and contract

· Issue contract and/or PO

· Obtain contractor’s bonding and insurance documents

· Supervise installation impact on occupants and building

· Manage construction costs

· Obtain engineering and general inspection services

· Expedite work and deficiency lists

· Review payment draws for suppliers and installers and process payments

· Make construction period draws on financing

· Obtain commissioning services

· Commission the retrofits

· Train operators on retrofits

· Assemble appropriate documentation of all changes

Ongoing Management

· Administer warranties

· Ensure that new maintenance procedures are in place

· Train operators on other energy-wise methods

· Routinely inspect measures and all other operations

· Review savings results from utility bills

· Determine causes of anomalies in savings performance

· Resolve operating problems with retrofits in order to have minimum impact on energy savings

· Maintain knowledge within operating staff

Overall Project Functions

· Manage the process for all stakeholder: building owner, occupant, operator, manager, contractor, supplier, utility, service contractor, supplier of grant money

· Report costs and savings performance to management

· Provide appropriate reports for occupants during design, construction and post-construction
